Brief & Context
Remodel a former bank into a suite of medical consulting units, creating a place of work for medical excellence in close proximity to the Bons hospital in Cork City. The site has been vacant for some time, so its regeneration will enhance this part of College Road, which is designated as a Local Centre in the Local Development Plan and is part of the wider conservation area of College Road.
TJA’s Response
A feasibility study was carried out to explore site constraints and opportunities and define accommodation requirements for the medical clinic. Various determining factors emerged, to do with the number of lettable units, use of rear car park, quality of foyer areas and efficiency of ancillary accommodation such as lift, stair and toilets. The drawings then allowed a cost plan to be prepared and early dialogue with the planning officers could be established. The project team grew with TJA coordinating architectural design with structural design, building services design, costing and planning strategy. The proposed development features a new front entrance lobby which, together with new signage, forecourt paving and planters, signal the high-quality refurbishment of this prominent highstreet building. The back is to be remodeled with a first floor extension over single-storey outrigger and new window openings at ground floor. Ground, wall and roof insulation is to be improved throughout and all windows upgraded. Solar panels and air-source heat pumps will provide electricity and heating. A green perimeter will be established to enhance site biodiversity as well as filtering light and views.
